Core Scientific posts $1.2B profit as colocation revenue jumps 60% in Q3

Colocation is easiest to picture as a hotel for computers. Customers bring their own servers and chips. Core Scientific supplies the building, the electricity, the cooling and the connectivity. The company focuses on high-density colocation (HDC), which means racks packed with power-hungry hardware for AI and high-performance computing (HPC) workloads.

Compare that with the second quarter of 2026. Total revenue then was $164.2 million. Of that Q2 total, colocation contributed $136.7 million. Self-mining brought in only $21.5 million.

Q3 revenue therefore came in $68.7 million above the prior quarter. Core Scientific has not released a full split of Q3 revenue by business line. Still, colocation is again described as the main contributor.

As of November 5, 2026, metrics such as Adjusted EBITDA had not been published. Revenue shows how much money came in. Adjusted EBITDA would show how much of it the company kept after operating costs. For a business that runs on enormous electricity bills, that second figure says a lot about how healthy the operation really is.

From mining rigs to AI tenants

Core Scientific has been steadily moving its resources and power capacity out of self-mining and into colocation contracts for AI and HPC customers.

The company operates approximately 2.1 gigawatts (GW) of gross utility power across its US sites. Core Scientific has contracted around 1.1 GW of that capacity to customers. As of mid-2026, those contracts were linked to more than $24 billion in potential future revenue.

The client list shows who is buying. CoreWeave and AMD are among the major colocation customers. Recent leases have covered hundreds of megawatts across multiple states.

The company emerged from Chapter 11 bankruptcy in January 2024. Fewer than three years later, it is reporting quarterly revenue in the hundreds of millions, mostly from customers who have nothing to do with mining.

Why the miner-to-landlord trade matters

Self-mining revenue depends on things a miner cannot control. Token prices move. Network difficulty rises. Rewards shrink over time. A colocation contract swaps that volatility for a tenant paying for capacity. Q2 showed which side was winning: $136.7 million from colocation against $21.5 million from self-mining.

For investors following CORZ, a few things are worth watching.

Margins. The Adjusted EBITDA figure, once released, will show whether colocation growth is translating into profit.

Conversion of the backlog. The more than $24 billion in potential future revenue tied to roughly 1.1 GW of contracted capacity is the core of the bull case. The key question is how quickly that contracted power becomes billable, revenue-generating capacity.

The remaining capacity. With approximately 2.1 GW of gross utility power and around 1.1 GW already contracted, Core Scientific still has room to sign more customers.

Customer concentration. Having names like CoreWeave and AMD on the roster is reassuring. But depending heavily on a few large tenants means a single contract change could have an outsized impact.
